New Landal, New Home

Following the merger between Landal GreenParks and Roompot, the direction was clear: one unified organization with one shared headquarters. Ideally in a new location, not in one of the existing offices. CBRE helped find the right spot and translated the vision into a workplace strategy and design. The result: a warm, modern, and internationally oriented office on Amsterdam’s Wibautstraat, perfectly aligned with today’s Landal.

Fresh start

“We truly wanted a new beginning,” says Belinde, Chief Development Officer at Landal. “When you move forward as one organization, it helps to make a fresh physical start as well.” The decision to relocate was made quickly. But where should the new office be?

Amsterdam soon became the obvious choice: centrally located, easily accessible for international colleagues and partners, and attractive to young talent. “Certain profiles are much easier to find in this region, such as marketers, IT professionals, and analysts,” Belinde explains. “Plus, colleagues and park owners from abroad can now fly in and out within a single day. That supports our international growth ambitions.”

A Clubhouse with International Appeal

The new office had to be more than just a workplace. “We were looking for an environment that would reflect our organization’s new identity,” says Belinde. “A place where colleagues feel welcome – but that also helps foster a new, shared culture.” That balance between homely and professional became the foundation of the design.

CBRE found that place on Wibautstraat: centrally located, easily accessible, and spacious enough for around three hundred employees. The building was completely stripped and redesigned – in a style that reflects Landal’s values: approachable, warm, and without unnecessary frills. “Our business is large, but not massive,” says Belinde. “You can see that in the office: it’s modern, but also homely. Less shiny headquarters, more clubhouse.”

From vision to Design

CBRE was involved from the initial site exploration all the way to the building’s completion. The workplace strategy needed to be flexible and future-proof – while also aligning with the daily work of various departments. Interviews, surveys, and working sessions provided a clear picture of what employees needed. These insights formed the foundation for the design.

A conscious choice was made for an open layout with plenty of meeting spaces – from the entrances on each floor to the central work café on the ground floor. At the same time, there is ample space for focused work, meetings, and video calls. Two floors are fully dedicated to meeting rooms, keeping the other floors calm and quiet.

Belinde: “CBRE took a lot of work off our hands – from concept to materials and color schemes. Sometimes they challenged us to take things a step further, sometimes we pulled the brakes. But we always understood each other well.”

Tight Planning, Smooth Process

The renovation began on November 1, 2024. Four and a half months later, the first employees moved in, exactly as scheduled. “It was exciting,” Belinde recalls. “We knew we had very little wiggle room. But thanks to strong coordination and close collaboration with CBRE, we made it. And within budget!”

Landal also allocated extra capacity to keep things moving. “Because we have a lot of experience with construction projects, we were able to contribute ideas and step in where needed,” says Belinde. “For example, we brought in our regular greenery supplier to help finish the interior on time. That kind of flexibility worked really well.”

Building Culture Together

By March 2025, the office was nearly finished. And the reactions? Unanimously positive. “Everyone is impressed by the atmosphere,” says Belinde. “It looks contemporary, but feels warm and personal. Not an anonymous work factory, but a place you genuinely enjoy coming to.”

The office is more than just a building, it’s a symbol of collaboration and growth. “On the morning of the official opening, our CEO asked who had been with the company for less than three months,” Belinde recalls. “Over seventy percent raised their hand. That says it all: we’re truly building a new company. And this office plays a huge role in that.”
